Methodology

How we assess mould in NSW rentals.

We document conditions. We don't diagnose health, predict tribunal outcomes, or assign legal liability. This page explains exactly where the line sits — and why staying on the right side of it keeps your evidence usable.

What's included

  • Visible-condition survey — wide-angle and close-up photos with scale reference (coin or ruler)
  • Moisture readings on accessible substrates using a calibrated pin/pinless meter — results recorded as a range, not a single number
  • Ventilation observation — exhaust fans, openable windows, identified passive vents, observed airflow
  • Building-envelope walk-around — visible water entry points, eaves, flashings, ground drainage
  • Occupant interview — onset date, what's been reported and when, what's been done
  • Chronological compilation of customer-supplied evidence (photos, agent correspondence, prior repair records)

What our reports describe

Reports describe observed conditions, recorded measurements, and customer-supplied evidence. Every photograph carries an evidence ID (P-001, P-002…), and every supplied document is logged in an evidence index.

Where there's uncertainty — whether about cause, severity or extent — the report says so plainly. Overstating findings is the fastest way to get a report dismissed at NCAT.

What our reports do not describe

Medical or toxicological claims. We do not state that any particular species of mould is present, that mould is 'toxic', or that any person's symptoms are caused by exposure. Those are clinical and laboratory questions.

Legal conclusions. We do not say the landlord is liable, has breached the lease or will lose at NCAT. Those are questions for a tribunal member or a solicitor.

Guaranteed outcomes. We do not predict rent reductions, repair orders or compensation amounts.

Why this matters for your case

Reports that overreach — particularly with health language — give the other side an easy reason to ask the tribunal to disregard them entirely. A factual, observational report is harder to attack and more likely to be relied on.

Our internal QA gate runs a banned-phrase check on every draft. Phrases like 'guaranteed outcome', 'toxic mould', 'landlord is liable' or '100% certain' are blocked from approval. This protects you, not us.
